How to Buy a Plot

A simple, step-by-step guide to buying titled land in Uganda with Homescape Horizons. No hidden steps, no surprises.

STEP 01

Browse Our Estates

Explore our available developments online or contact us to receive a full brochure. We'll walk you through each estate's location, available plots, pricing, and payment options.

STEP 02

Book a Site Visit

We arrange a free site visit so you can see the land in person. Our team will meet you on-site and answer any questions about the development, infrastructure, and title status.

STEP 03

Review the Documents

We provide all land title documents, the sale agreement, and evidence of registration for your review. We encourage you to have your own legal representative review them.

STEP 04

Pay Your Deposit

Choose your payment plan — cash or installments — and pay the agreed deposit via mobile money or bank transfer. Your plot is reserved immediately upon deposit receipt.

STEP 05

Sign the Agreement

Sign the sale agreement in person or via a notarized process if you are buying remotely. Both parties receive signed copies of the agreement.

STEP 06

Receive Your Title

Once full payment is complete, we transfer the land title into your name at the Ministry of Lands. You receive a fully registered Mailo or Freehold title deed.

Common Questions

Can I buy a plot if I live outside Uganda?

Yes. Ugandan citizens and non-citizens can own land in Uganda. For Mailo land, only Ugandan citizens may hold freehold title directly — non-citizens typically use a leasehold arrangement. We will guide you through the best structure for your situation.

How long does the title transfer take?

Once full payment is received and documents are submitted to the Ministry of Lands, title transfer typically takes 4–8 weeks. We handle the entire process on your behalf.

What is the difference between Mailo and Freehold land?

Mailo land is a tenure system unique to Buganda — the registered owner holds the land in perpetuity with full rights. Freehold is similar but applies to land outside the Buganda Kingdom. Both are secure, registered forms of tenure.

Are there any other costs beyond the plot price?

Yes — land transfer costs include stamp duty (1.5% of the purchase price), registration fees, and legal fees if you use an independent advocate. We are transparent about all costs upfront.
